Exterior Painting Tip: Caulking
Avoid future water leaks and additional costs by specifying that all existing sealant joints are to be caulked over or replaced during your next repainting project. Never allow a contractor to merely “caulk as needed” - even if the sealant appears sound. If you are on a seven-year repeating cycle, caulking left unaddressed will be exposed to the severe Florida elements for a total of 14 years (7 years since the previous caulking application and 7 years until the next) . . . a sure cause of failure and potential water intrusion into the interior.
