Question: What preventative maintenance steps can be taken to lengthen the life of a paint job? 

Answer: Preventive maintenance begins before the painting starts.

  1. Select a paint manufacturer who offers premium quality primers, sealants and paints.  This is crucial to the life of your paint job.
  2. The manufacturer should have a knowledgeable and experienced staff who can help you write a detailed specification for your building’s exact needs.
  3. The manufacturer should also provide inspection reports before, during and after the project.  This ensures that the painting has been done exactly according to the specifications and has been followed correctly.
  4. Your manufacturer should also provide a warranty.  This ensures that if a problem occurs, the paint manufacturer and the painting contractor will take care of it as long as your warranty is in effect.
  5. Selecting your painting contractor is another critical step in preventive maintenance before the job even starts.  Make sure your contractor has a proven track record of good performance and service in your area.  He should offer local references.  Take a look at some of his old jobs (to see how they are holding up), as well as his most recent ones.  Make sure the contractor’s licenses are up-to-date.  Check to see that insurance is current and adequate so you will be covered in case of an accident. It is imperative that your contractor carry workman’s compensation coverage on all employees and that they do not lease employees or sub-contract work.  Visit the offices to meet the staff.
  6. Making a list of the above items might make the selection process easier for you.

Once your painting project is completed you can keep it looking new by following a few easy steps.  Light pressure cleaning to remove dirt, salt deposits, mildew and other surface contaminants should be done periodically.  Removing mildew is particularily important for prolonging the life of your paint job.  Over time mildew will attach and imbed itself in the paint and break down and discolor the paint film.  In most cases, mildew can be removed by applying a very mild solution of chlorine and water.  Allow some time for the solution to work and then rinse it with a light pressure cleaning.  Trimming landscape away from your building will also prolong the life of your paint job.  Pruning bushes and trees allows for sunlight and air circulation, which will prevent mildew growth.

Keeping minor cracks or open joints patched or caulked as they occur can also lengthen the life of your paint job.  Patch small cracks in ceilings and walls with a flexible patching compound to prevent them from opening up and becoming larger, which allows water to penetrate into the building or peel the paint.  Keep deck line joints caulked where walls and columns meet sidewalks, pool decks, balconies, etc.  This will prevent moisture from seeping into joints, causing paint to peel.  Flexible patching compounds and caulking sealant allow for minor movement and are less likely to reopen.  These repaired areas can usually be touched-up to blend with existing surfaces and colors.  Check with your contractor or paint manufacturere for help, if necessary. 

 Taking the time to reseach the paint manufacturer and the contractor before you paint and performing routine maintenance after the painting is finished can keep your building looking new for many years to come!
